Board Room

Visit the Board Room for information about your Board: Directors, Meeting Agendas, and more.  The volunteer Board of Directors is elected by the homeowners, or as otherwise specified in the Bylaws. For further information about the limitation and restrictions of the powers of the Board of Directors, please refer to the Governing Documents.  You’re welcome to attend any Board meeting, just be sure to check the on-line Calendar for date, time, and location.

The Design Committee is responsible for the architectural control of the community – from reviewing plans for remodels to new developments, and monitoring their construction. The following is the latest news on projects in the community.

Construction Updates – 04/2025

Please note construction hours are 7:30 am – 5:00 pm, Mon. – Sat. unless noted otherwise

• Golf Estates II – Construction on multiple homes underway with 5 completed and a number underway.
• SF-S – project on Kapili Street north of Kialoa is still in planning stages and is required to do an EIS. This will delay any work for awhile.

The Following is a synopsis of projects either in the works or planned for the Wailea community. Please note that these are not all scheduled to begin at the same time:

SF-11 (GE-2)

• 16 lot single-family subdivision site located between the 15th and 5th Holes of the blue course on the old driving range site. The site will be accessed through the Golf Estates.
• 15 lots will be golf fronting with partial water views and average 14,000 SF
• Each new lot is part of a land condo home owners association and part of the Golf Estates HOA.
• Height restrictions for new buildings will maintain views from existing neighboring properties.

• Maui County has an extensive bus service that continues to grow and improve. This service includes stops in Wailea at the corner of South Kihei Road and Kilohana Drive, on Okolani at Alanui, as well as on Ike Drive by the Village Center. So if you or a guest are going to the aquarium, Piilani Shopping center, Kaahumanu, or other parts of the island, it can be done stress free – just take the Maui Bus!

Reserve Study

One of the primary business duties of the association is maintaining common property of the resort and therefore preserving property values. To do this properly, the association must develop funding plans for future repair or replacement of major common-area components, such as landscaping equipment, irrigation components, signage, lighting, and more.

An association has several funding options, including periodic assessments over the life of assets, special assessments at the time of replacement, borrowing funds when needed, a combination of the above, or the most common method is the setting aside funds in a special category commonly called reserve funds, replacement reserves, replacement funds, or simply reserves.  This folder contains the Reserve Study for the association outlining recommendations for appropriate funding.
